Can the assessment roll be modified during the cycle?
Yes, the roll can be adjusted in case of significant changes to the property. Modifications to the roll are generally related to significant changes made to the property, such as renovations, expansions, or demolitions.

How is an assessment roll prepared?

  • Maintenance of the property inventory every 9 years maximum
  • Rebalancing and filing of a new assessment roll every three years
  • Determines the real values in a free and open market of properties based on a market date prescribed by the MFA (Municipal Taxation Act)
  • Market reference date 18 months before the new triennial roll comes into effect
  • Triennial roll 2025-2026-2027 based on the market reference date of July 1, 2023
  • Value variation represents the difference between the 2020 market and the 2023 market. The median value of single-family homes in Lac-Sainte-Marie has seen a notable increase, reaching $1,334,400 compared to $198,800 in the last roll.

Who is responsible for property assessment?
The MRC Vallée-de-la-Gatineau is designated as the responsible body for the seventeen municipalities and the five unorganized territories that comprise it. The assessor is independent in the exercise of their functions, and equity is at the center of their concerns.

Why do two seemingly similar properties have different assessments?
The value differences between two similar properties can have different values for reasons that are not necessarily obvious:

  • Sector variations
  • Land area
  • Interior layouts
  • Annexes
  • Renovations carried out
  • Materials used
  • Secondary buildings

If my property is reassessed at a higher value, will I pay more taxes?
Not necessarily, it depends on the average increase in assessments and the tax rate set by the municipal council.

Before making a contestation request, get information from the MRC assessment service
Please call 819-463-3241 ext. 250 and leave a message mentioning:

  • the name of your municipality
  • your roll number or address
  • your full name
  • your phone number
  • a short message

STEPS FOR A REVIEW REQUEST WHEN FILING A NEW ROLL

  • Fill out the “Review Request” form available on the MRC website
  • Accompany your review request with a certified check or money order for the required amount; the fees are determined according to regulation #2024-400 (#2020-343 in the process of modification)
  • Attach additional explanatory documents if necessary
  • Submit your request directly to the MRC before April 30, 2025
